  Pre-arranged mortgages
  Probably the most important part of the process. When you invest in Cyprus you have the benefit of knowing that your mortgage will be arranged and approved up-front, even if the property is 2 years away from delivery.
  So, in other words, you can buy now, have the property independently valued and then a mortgage arranged and approved for the full amount needed. This will not leave you in a situation where 2 years down the line you will need to find more money to complete on your purchase due to down valuation or changing criteria.
  The simple fact that the banks are lending to you on a project that is yet to be completed also means that they take far greater care in confirming valuations up-front and throughout the build. Banks will not take the risk of over exposing themselves which by default protects you.
    Overseas property investment should be as simple with as much risk removed as possible – this of course is the ideal and whilst there are always certain factors that we cannot control, we can eliminate as much risk as possible.
  Well sourced locations

  Quality land is at a premium in Cyprus – it is true that as a developer we could probably secure over 20 plots every day but we choose very carefully and the reality is that over 95% of the land that is offered to us, doesn’t come close to the mark!

Each location has to fit on the below factors:
• Future growth potential due to surrounding development and infrastructure
• Rental potential
• Re-sale potential
  Re-sales

  We know that a lot of investors like to re-sell units on or near completion and for this reason, we always look at land that has higher than normal growth potential, making the ‘flip’ concept more beneficial.


  Where clients are looking to re-sell as part of their investment strategy we will either put them in touch with the right parties or handle the re-sale through our own network of agents.
  Rental potential

  Again, as part of the feasibility study we take rental indications from industry experts. For all projects we take 3 valuations and go with the middle option.


  Dependent on whether they are aimed at long-term or short-term holiday let, the units are handed over ready to rent out so that you can start earning income from day one.

 Independent valuations

  Once feasibility studies begin, we instruct independent valuations to price the total project and the individual units. The banks that arrange the mortgages will also then carry out their own valuations.

  Don’t forget that all of our properties are sold with in-built equity – as much as 30% in most cases!
